SEWER SCOPING

  1. Sewer scoping inspection is outside the scope of general home inspection and requires special training. It is a visual inspection of the buildings lateral sewer line from the building drain all the way to the city main sewer using a specialized video camera system. 
  2. Used to identify lateral line material and to locate any potential defects in the sewer line that may compromise the integrity or serviceability of the buildings sewer.
  3. Common defects located during a sewer scope inspection include, crushed pipes, separated joints, root intrusion, cracks, blockages, corrosion, belly and sags, and much more.

SEPTIC SYSTEM INSPECTION: MAINTENANCE

A septic system Maintenance Inspection is VISUAL ONLY, non-invasive evaluation and report for the purpose of locating system components, describing how the particular system works, and identifying visual defects that indicate a need for pumping or other corrective actions. It includes:

  1. Visual inspection of plumbing (sinks/toilets) for leaks
  2. Treatment tank: visual  inspection of risers, filters, baffles
  3. Distribution System: visual inspection of dosing and siphon tanks/pumps
  4. Drainfield:  visual inspection of  area for overt signs or symptoms of failure
  5. Education on function of system
  6. Recommendations based on visual inspection






Cost:  $150

SEPTIC system inspection: Functional

A septic system Functional  Inspection is used primarily during a Property Transfer Inspection for the purpose of protecting the consumer and identifying systems in need of correction and further evaluation to determine if the system serves the property adequately. It includes:

  1. Site sketch or diagram, labeling system components
  2. Inspection of plumbing for leaks and proper exit to treatment tank.
  3. Estimation of Water Usage vs. recommended capacity vs. EXPECTED usage
  4. Sewer Drain Line
  5. Treatment tank: inspection of risers, filters, baffles, inlets, outlets, measurement of scum, effluent, sludge depths, tank capacity, condition, and operation
  6. Distribution System:  inspection of dosing and siphon tanks/pumps, distribution box, and connections
  7. Drainfield:  inspection for signs or symptoms of failure, inspection ports, probing for wet/dry conditions, measurement of liquid levels,
  8. Education on function of system
  9. Recommendations based on inspection


Cost:  $300

WATER QUALITY TESTING

  1. The EPA has set standards for more than 80 contaminants that may be present in drinking water and pose a health risk.
  2. The EPA doesn’t regulate private wells, but recommends that homeowners who rely on private wells or cisterns have their water tested annually.
  3. Practical for both urban and rural areas, where the possibility of contamination is increased by: 

  • Outdated municipal plumbing systems 
  • Nearby fracking and other mining activities 
  • Livestock farming
  • Flooding which affects the local water table or aquifer 


Standard EPA Drinking Water Quality for: Coliform Bacteria, Total Dissolved Solids, pH, and Nitrate
